Several development issues are before the Billings City Council Monday night, a welcome sign after a long period of building inactivity.
The council meeting begins at 6:30 p.m. in council chambers at City Hall, 220 N. 27th St.
The first of two special reviews is for a project to build four new assisted-living buildings at Tendernest Assisted Living, 4040 Parkhill Drive. Each building will have 16 new units, for a total of 64 new assisted-living apartments. The current facility has three buildings with 45 units. The Zoning Commission is recommending approval of the special review.
The council will also consider a special review for a new outdoor patio at the King’s Korner casino, 501 Hilltop Road. The casino wants to build the patio, as well as install a full kitchen so that it can serve food. The casino requires a special review because it is within 600 feet of Bench Elementary.
The casino is about 500 feet from the school, but city staffers and the Zoning Commission are recommending approval of the special review because the casino is not visible from the school.
The council will also consider a tax break for a new Mercedes Benz dealership in Billings. New or expanding businesses are encouraged to apply for the tax break, which eliminates their taxes on new development for five years.
If approved, the car dealership will get a tax break of about $15,500 a year. According to its application for the tax break, the dealership spent $1.5 million on the expansion and will add 20 jobs over two years. Steve Zabawa is the owner.
